This is a graph of my happiness over the past three months in my flat, Eggshell Palace. I am "p" and she is "c."

Has this EVER worked out for ANYONE? I swear this lady is the most uptight fuckstick I could have possibly taken a flier on.

yes, it has worked out for me. In both of the houses I've lived in here in Oxford I've lived with the landlord. First one 1993-5 and second 1995- present. Biggest advantage - cheaper rent.

1. On telling her that some friends from school were coming over for dinner the next day, she said "well they can't use the downstairs toilet," without explaining. I knew not to pry. Eventually she said "and they can't use the wineglasses." She has probably twenty wineglasses. "And you should probably use the dishwasher to clean up. But you have to put the dishes a certain way." I looked with her. It was a normal dishwasher. "No problem," I said. "Do you put the cutlery in upside-down, or right-side up?" she said. Uh-oh. "Upside-down," I said, "because you might cut yourself on a knife." She looked at me evenly for a moment. "I'll run the dishwasher afterwards."

4. My landlady rings my mobile at 10am Sunday morning. "blelllelaaahg?" I answer. "You didn't lock the door last night after you came home." "I didn't?" "No, and I'm very concerned." My mind races back to the night before. I look around. I'm sleeping on my friend Lisa's couch. "I didn't come home last night though. I'm on a friend's couch right now!" She sounds unconvinced. "I'm leaving next month and I don't think I can trust you to keep the house safe."

8. i lived with my landlord+landlady once and they were pretty good, actually. Ok they have a load of dogs and they smell, apart from that they never bothered with me, and the old lady gives me slices of her apple crumple on sundays. (no it was not a euphemism!!!)

i still moved out after three months, mind, it's just not as convenient.

8. Last weekend I woke up to loud drips. It turned out they were coming from the ceiling, two feet away from the minidisc recorder I was issued by the journalism department. I go down to the kitchen to fetch a bucket and a bowl. My landlady is there. "Oh yes. That only happens when it rains very hard, though." When I return from class, the bucket and bowl have been taken back from my room, and there's a puddle on the floor.

9. My landlady is about my age or a bit older. The second or third week after I'd moved in she mentioned her "boyfriend." I was like, oh I didn't know you had a boyfriend. She genuinely glowers at me, saying "I've HAD boyfriends!!"

my landlord is nine years older than me. he often works at home and is one of those ppl who can focus on his work to the exclusion of everything else and so can do things like turn out the light when he walks out of the room even tho I'm still in it. I'm used to this now.

I lived with my landlord for 6 months. He was a train driver and motorbike enthusiast. The house was full of random bits of wood, engine parts, old newspapers, glue, paint tins etc. I never felt very 'at home' in the communal areas (and the kitchen worktops were too high for me as well as being covered in bits of machine) but at least he never came into my room. The most awkward thing was moving out - he got very upset eek.

10. Upon moving in, I was told to keep my key either in the door, or just next to it. I told my landlady that I never let my keys leave my pocket: that's how I always knew where they were. She disagreed, telling me that leaving the keys next to the door was the only way to ensure I'd be able to leave quickly in case "an attacker" got in.

bolts and chains are no good in shared acoomodation, as you don't know if everyone's got in the house/even coming home that evening. I remember trying to wake my housemate up at 3am once, when she'd put the chain on the door when she went to bed.

the lock in our flat can't be opened from the inside at all (even if you have the keys) so before I go out i have to make sure my flatmate is definitely out before i lock the door or he'd be locked in.

we had a crazy situation a few years' back when my landlord lent the spare set of keys to his then girlfriend who went out and locked the door and then I came home from work to find that my set of keys wouldn't open the door! I had to wait around until she came back again then ring the doorbell, but it was a good excuse to go the pub for an hour or two.

I used to live with my landlord and she was very nice. The rent was cheap and she let me have the master bedroom. Her hippie friends would come over all the time and smoke LOADS of pot in the living room which would all waft up through my vents. And she had two little dogs that Pepper loved to play with.

These problems don't come up when the landlady/landlord in question is already a friend or acquaintance. Tracer's first tactical error was to become A Lodger to a stranger. In 99 per cent of cases this person just sees you as £400 embodied each month and wants you to stay out of the way and not remind her how much you are needed to pay what must be a very small mortgage. People like this should not be allowed to let out rooms (make sure when you leave that you tell the college accomodations people that she's a wrong'un). From what you've told me, Tracer, the woman seems like she'd hassle her tenants a lot less if she HAD A FUCKING LIFE.

I lived with my landlord at university and my only problem was trying to think of a way to tell him that hearing him give his boyfriend a slurpy blow job (our bedrooms were adjacent) was not the kind of thing to lull me off to sleep when I had an exam the next morning. Oh, and when I asked him to teach me some Welsh, he made me say "I have a gaping wet fanny" and THEN told me what it meant. Apart from that he was lovely and hassle free.

In my last ever (hopefully) flatshare, I lived with my landlord's daughter, which definitely had its difficulties. Announcing that daddy was letting her off the rent for the next six months and that her boyfriend was moving in too was not conducive to a good atmosphere, especially as the boyfriend was an arsehole who hung his unwashed territorial army gear on all the radiators after weekends hacking up mountains in Wales. I don't like being complained at for not doing my share of the washing up when (a) I was doing it and (b) I was the only one paying anything to live there. And then when I moved out she tried to rip me off and get me to pay extra council tax and phone bill. "Please pay £90, no I'm not showing you the bill..."

Re. leaving key next to the door - tell the silly cow that Mr Burglar is quite happy for you to do that. He will just poke a straightened out coathanger through the letterbox, hook the keys and let himself in, thank you very much.

13. On a sound tip: she plays Radio 4 in every room of the house (except mine, so far). You can't escape its numbing blanket. You move from one room to the other and it picks up right where the last room left off. She even has a little water-proof radio on the toilet tank, which she turns on very loud every time she goes to the toilet, I guess to cover up the sounds she makes.

One time I changed the radio in the kitchen to a pirate station, while I was fixing dinner. She said "ohh that's horrible!! You like this kind of music?" I said I did, it was kind of interesting, you know, pirates and all, and the music was even newer than the commercial stations, etc, and without saying anything she went into the living room and turned up Radio 4 to be twice as loud!

Aww Tracer, you have all my empathy. Your landlady sounds like she needs some lessons in etiquette for shared accomodations. I had a landlord-as-roommate situation for a few months. The rent was dirt cheap, which was good, but still...never again! He somehow managed to make me feel guilty for every moment I was in the apartment. Ugh!

Yeah I got them the second day I was there. dude mark she needs to try a different radio station altogether I think, radio 4's a bit talky for poo!! We almost won the quiz at the Swimmer. We won the first round and got crashed out in the second because 1) the back-up quizmaster couldn't pronounce a question about Shakespeare and 2) didn't know the diff between a LOCH and a LAKE. (Dude I will miss the Swimmer!!)

I'm not home all that often and I'm not sure how long he's gonna be there. The other day he was using my shower--there's an upstairs and a downstairs, I live downstairs w/a haha "private" bathroom--and my bedroom door that opens to the bathroom was open. I wake up and he's like, "Hey there!" Believe me, the first words out of your mouth in the morning should not have to be "Please shut the door."

This isn't my roommate, it's his guest. He was staying on the downstairs couch because my roommate was still in town. The roommate is gone now but the guest remains.

Tracer has definitely got one of these on-site landlords who want their mortgage paid but none of this messy 'sharing' with other people nonsense. I wonder how many mailing lists this woman is suddenly going to find herself on once Tracer moves out? the condo associations president lives on the first floor of my building. He has one leg. He knocks on my door at all hours of the day and asks me at least once a week if i know who owns these random cars parked on the street. He's the parking nazi.

i used to live with my landlord for a couple of years. I never saw him as he spent all his time either in his room watching telly, or at the gym doing stupid weightlifting things. The kitchen used to be full of that horrible mix-up powdered power drinks stuff, but it meant he never nicked any of my food because he didnt' seem to eat real food. He was an ace landlord, as he didn't give a shit what I got up to, or seem to mind that the future mr ailsa had virtually moved in too for no additional rent.

The best living with landlord situation I've ever had, was in Swiss Cottage, where I lived on the top floor of my landlord's house. A very nice older couple who sort of adopted me. However, it was a complete separate flat, so there was no friction. Sharing facilities with the person that owns the place is a total no-go.

Sucks that we left on bad terms, when they suddenly decided to rennovate the entire flat just when I gave notice, so that I didn't even get to live in my own house for the last month. Grrrrr.

When I had a roommate, she had all sorts of rules that she'd like tirelessly try to enforce about how and when laundry was done, who cooked what, how we shared food, etc etc etc. KEEP IN MIND IT'S MY BLOODY APARTMENT AND SHE PAID NOTHING EVER IN RENT THE ENTIRE TIME SHE LIVED THERE!!!!!!!!!! I am not even someone with rules, as anyone who's been over knows, I'm pretty nice and easy going, just don't use up all my shit and don't throw soup out the window and we are A-OK but she had crazy rules! "The cat is allowed to stand on this table but not that table" etc etc--I mean, how is the cat even supposed to know? She'd hit him with her hairbrush if he messed up. It was horrible horrible horrible but the funny bit was that it wasn't even remotely anything approaching her apartment, as I said.

Haha she should go live with your landlady, Tracer, dont you think her and St3ph@ni3 would be a good situation?

Ally unintentionally hits the nail on the head about what sucks most about living with your landperson. They can make the rules - even if they are for NO APPARENT REASON - and enforce them, but even if you come up with perfectly logical rules (I'm not saying your housemate's were, Ally) you have no recourse to enforce them, even if they are for the common good.

Argh, this thread just makes me crosser and crosser and it just reinforces my gratefulness that I'm now living with a partner and not a landperson or housemate.

Haha I dunno, Kate, I was the landperson and she was the flatsharer yet she made up all the rules. I was just too exhausted and flabbergasted by it all to argue and instead just prayed she'd leave. Anyway I think you should all try it! Just go around making up rules and see if you can stun your landperson into following them!
