I have witnessed the hyperinflation/gentrification of la over a couple decades now but even i didn't know that hood could support $3k 1br rent. the economics of that don't make a ton of sense unless a lot of people are doubling up or getting help from the parents. wages have gone up a bit after stagnating forever but that is crazy. i guess it is ~ what the market bears ~ lol

don't forget that some decent working class people who were probably paying a rent controlled $800 for these apartments a few years ago were kicked out to make way for this fuckery. investors flipping affordable apartments and tripling the rent is straight up evil and should be illegal. especially in a city like LA. and yeah, i pay $2000 for a 3 bedroom bungalow with a backyard and front porch around the corner, so only extremely rich transplants from nyc, etc would be dumb enough to pay $3000 for these.
that said he's mainly just dumb for posting about it and not keeping it on the down low.
on one hand it's so dumb that this became a thing, but it's also a good excuse to make a point about the desperate need for fair housing practices. check out the podcast "there goes the neighborhood" which has both NYC and LA seasons for more on this.

tbh i have little interest in Wavves or indie cred i'm just here for the gentrification talk. so yeah i think only people coming from NYC and SF would see that and think it's an amazing deal. even w/inflated rental prices in L.A. those apartments are absurdly overpriced, for that size and that particular location. also the places they're walking distance to are all at least 3/4ths of a mile away. we used to live up towards the reservoir and beyond that little stretch on SL Blvd couldn't walk to anything without it being miserable half the year.

i don't know the history of this building that Wavves dude owns but there's definitely a thing in L.A., and very much in that part of town, where longtime residents will get evicted via the Ellis Act or often forced out via harassment and pressure and simple refusal to take care of maintenance and vermin issues, and then the apartments are gutted, renovated, and upgraded. There has to be a bit of down time between eviction and repopulation, but these guys play the long game. Locally I think anytime anyone sees a completely empty and renovated building there's a sense that it.s empty for a similar reason. Housing is tough to come by here, people like to hang onto their spaces. But I don't know if that was the case here, he may have bought an empty and dilapidated building and done the hard work to improve it.

The only people i personally know buying anything in L.A. right now are wealthy, are getting help from parents or via an inheritance, or they bought a home back in the '90s and sold it and were able to swing a new home as a result. To cite one example across the street from us is a home which was bought in 1997 for 240k, and at present it's value at 1.4 million. It is insane here.

we know a few others who have moved thirty miles out to buy a home, but even in outlying areas the houses are crazy expensive. It's moving into more traditionally lower middle class areas too. It's a little different in L.A. vs SF or NYC because there's more room for growth, the cities are less geographically limited. But it's a huge issue.

this has been going on in San Francisco and Oakland for decades, and I think SF has passed more tenant protection laws in response to this, but it's this whack-a-mole loophole game, where laws get passed, then landlords (and their lawyers) figure out new loopholes, then activists protest and progressive city officials pass new laws to close those loopholes, etc.

Commiseration: I'm in my mid-40s and I don't own property (I do own a car; it's 13 yrs old, but it's got super low mileage, and it was a real step up from my previous car), and sometimes I feel like "not quite an adult" for not being a homeowner. On the other hand, I have chosen to live in an expensive city, and if being a homeowner was that important to me, I'd reconsider my lifestyle. And I have looked at what's available, and the value of what I'd get as an owner vs. what I currently have as a tenant -- like, it's ridiculous, but I live in a rent controlled apartment, and I've been there for 21 years, but still, there's that twinge, esp. a few years back when another ilxor called me out for my "peter pan lifestyle."
Analytical: So, I do taxes for a living (well, part of it), so I spend a lot of time talking to people about money, seeing where their money comes from, where it goes, etc. There definitely is a divide that becomes more apparent when my clients reach their mid-30s and older. Some buy houses, others don't. Some of it is tied to earned income -- the purchase of a home -- but I have clients that have similar earned incomes, and some have houses and others don't. A lot of it is family money. Not all of my clients who are in their 30s and 40s who work in the arts/music/writing were helped out by their families to buy their homes, but a lot of them were. A few are married to high income earners. But most got help from parents.
