I Love Everything is expecting many new visitors. The economy of this forum is on a decline. You've been hired to bring ILE back into shape. ILE requires that it gets sterilized, refurbished, refurnished, bleached, blanched, modified, waxed, tanned, and made into a wonderful community of tip-top contributors.

Where do we start, and what do we do? Post pictures of gentrification models we should follow.

Can someone explain Gentrification to me? Like, who exactly owns all the houses in about 75% of all western cities than no-one can now afford to live in? Where have all these very rich people suddenly come from? Is it because of people living longer or something?

Because if it's still the same people (ie. uh mostly newlyweds, in my head, although a bit later now due to prices maybe) it'd explain the rise in prices but not really why areas go from affordable to not in a few years but never the other way?

I mean, is there a countershift whereby the people who used to live in eg Williamsberg back when it was "their neighbourhood" are suddenly really rich and build a house in Colorado and retire at 55? If not why not?

BTW, another reason is probably the introduction of new mortgage products that allow people to buy homes they can't really afford, and also the period of historically low interest rates (which is coming to an end now).

The graph was on the WSJ site and I assume it only includes U.S. families. And probably a lot of it does have to do with women working, since real wages aren't actually rising.

So long as there are banks willing to lend money for longer and longer periods, is there necessarily any real bound on how how high housing prices can go? Interest rates and rentals are going to tug prices down, but there's no reason why a 30 yr mortgage today won't just turn into a 40 yr mortgage soon, which can turn into a 50 yr mortgage and so on. The cost of housing goes up, and people just pay more for it. Banks win because they get more interest.

I'm thinking of Tokyo, where if I recall correctly, it has not been uncommon to find 100yr+ mortgages, paid by multiple generations of a family. Probably not as true these days, but certainly a possibility for the future elsewhere.
